Context:
• I am a landlord looking to understand rents and sale prices in a UK given area
• New government regulation requires all rental increases to be in-line with open market rents for similar properties in a given area • In order to understand what ‘fair’ market rent and sale prices are in each sub-geography (within c.0.25 miles of a target property) I am looking to develop a tool or application that can standardise this process for me
• Currently, I will go onto various agency websites, including Rightmove, Zoopla and OnTheMarket, enter my property parameters:
o Postcode [Target property postcode] o Search radius: 0.25 miles
o Property type: Flats/Apartments o Min/Max bedrooms: [Studio / 1 / 2 / 3]
o Added to site: Anytime
o Include Let Agreed Properties: Yes
o Price range (£): No min / max
o Don’t show: House Share / retirement home / Student Accommodation
• I use chrome add-in tools such as Property Tracker / Property Log to understand the price of the initial listing vs. the price today (i.e. has the listing price been revised down / up)
• I then take all the property information including specifics about amenities (e.g. concierge / gym etc.) and establish a fair price relevant to our target
Desired output:
• An excel file that for any geography and search radius can provide me with a list of properties that can be filtered by number of rooms, property type, don’t show, let agreed (Yes / No) and shows us the various rental quartiles within each selection
• For example, if I set the postcode to be B3 2QB, the radius to 1-mile, Property type: Flats / Apartments, min & max beds: 1, don’t show house share / retirement homes / student accommodation, I would expect to see c.340 results in an excel file including basic property parameters that we could filter on (e.g. do / don’t show student accommodation)
• Similarly, I would like to be able to do the same but for properties for sale and their sale price
• A capture of the historical data (ideally this is captured automatically every week for a number of regions / locations) and then stored and accessible by me Result: Optimal result: an application that I can use to run this periodically for any geography whilst amending the parameters above, including the weekly history from a certain date
