Web Mortgage Management application

I’m building a secure, responsive web application that lets both mortgage brokers and loan applicants move a loan file from first enquiry to final approval without drowning in email threads or loose paperwork. The core of the system revolves around three must-have features that I need implemented cleanly from day one:

• Application tracking – a clear, time-stamped progress board where brokers can create a new loan file, update its status, and where applicants can instantly see what stage they’re at.
• Document upload – role-based, drag-and-drop uploads (PDF, DOCX, JPEG) with virus scanning and version history so brokers always know they have the latest statements and IDs.
• Notification system – automatic email (and ideally SMS) alerts whenever documents are requested, received, or a status changes.

Two user roles will log in: brokers (can create and manage any file) and applicants (see only their own file and requested documents). A clean dashboard for each role, granular permissions, and full audit logging are essential for compliance.

I’m open on the tech stack as long as it’s a modern, maintainable web framework (MVC, React, Angular or Vue on the front end; Node.js, Django, or similar on the back end; REST or GraphQL API). Data must be stored securely, and the code needs to be well-documented so my in-house team can extend it later.

Deliverables I expect:
1. Source code in a private Git repository.
2. Deployed staging instance on test cloud account.
3. Brief setup and developer hand-off documentation.
4. Short walkthrough video highlighting the three core features in action.
