### Project Overview

We need a **standalone direct-booking platform** (Airbnb-like) for a portfolio of vacation apartments in **Jerusalem**.

Top priority: a frictionless booking flow where guests can **check availability, book, and pay directly on the website**, while inventory/prices stay synced with **Channel Managers**.

### Must-Have Features

#### 1) Airbnb-style guest experience (like the reference site)

* Home page with a **search module** (location, dates, guests) ([stay.eliranzohar.co.il][1])
* Property listing pages with:

* Photo gallery (“show all photos”) ([stay.eliranzohar.co.il][2])
* Description, amenities, map section, reviews, house rules ([stay.eliranzohar.co.il][2])
* Nightly price display + date picker + guests selector ([stay.eliranzohar.co.il][2])
* “Check availability” flow (similar behavior) ([stay.eliranzohar.co.il][2])
* Multi-language & multi-currency selector like the reference ([stay.eliranzohar.co.il][1])
* Contact section/form (like the reference) ([stay.eliranzohar.co.il][1])

#### 2) Direct booking + payment gateway

* Guests complete a **full booking and payment** on-site (not just inquiry)
* Payment integration with **HYPE** (existing payment service account)

#### 3) Channel Manager integrations (real-time sync)

* Start with **Optima** integration (API)
* System architecture must support adding additional CMs later: **Guesty / Hoomy / Hostaway**
* Sync **availability + pricing** instantly to prevent double bookings

#### 4) Per-apartment calendar

* Each apartment must have its **own dedicated calendar view** on the property page (so users can check dates without global search)

#### 5) VAT (Ma’am 18%) logic based on language

* If site language = **Hebrew** → prices **include 18% VAT**
* If site language ≠ Hebrew → prices **exclude VAT** + show a prompt requesting a **visa photo** for VAT exemption verification

#### 6) Multi-currency support

* ILS + USD + EUR + GBP (at minimum)

#### 7) Add-ons / extra services during checkout

* Guests can add paid services (e.g., balloons, etc.) before final payment
* Admin can manage add-ons (create/edit pricing and rules)

### Map + Filters (Jerusalem)

* Interactive map showing apartment locations
* Add key POIs on the map (e.g., **Western Wall, Machane Yehuda Market, University**)
* Search filters (e.g., jacuzzi, pet-friendly, etc.)

### “Best Price Guarantee” / Price comparison

* Display a comparison vs **Booking.com + Airbnb** to prove the site offers the best deal
* Must be implemented in a **compliant** way (official API / approved method). Please explain your approach and limitations.

### Admin / Back Office (very important)

Owner must be able to manage everything without a developer:

* Add/edit apartments, content, photos, amenities, rules
* Assign/attach the apartment to its Channel Manager
* Manage add-ons, currencies, VAT rules
* Manage/curate reviews
