I need a straightforward, password-protected website where our small homeowners’ association can post eight governing documents and roughly fifteen answers to frequently asked questions. Homeowners will create an account with their email address and a password; if they forget it, an automated email reset must get them back in.

Once signed in, members should see the documents grouped by category—think “Financial,” “Rules & Regulations,” and similar headings—so they can quickly download the files they need. A separate, publicly visible FAQ page (about fifteen items) should cover the common queries we receive.

To keep future maintenance simple, I want an admin area where I can:
• Upload or replace a document without touching code
• Edit or add FAQ entries on the fly
• Create or deactivate member accounts

The design can stay clean and mobile-friendly; I’m not after anything flashy, just clear navigation, fast loads, and basic accessibility best practices. Please build with a mainstream stack you’re comfortable supporting—WordPress with a member plugin, Laravel, or another modern framework are all fine as long as security and ease of use remain top priorities.

Deliverables are:
1. Fully functioning site on our hosting with SSL configured
2. Email-and-password login, email reset flow operational
3. Categorized document library (8 files ready for me to swap out)
4. FAQ page editable through the admin panel
5. A brief hand-off guide or screen-share so I know where everything lives
