Wholesaler of Real Estate: Real Estate Wholesaling: Wholesaling Real Estate is a low-risk investment strategy that involves a wholesaler identifying potentially gainful property opportunities, usually residential. The process includes skillfully asking questions to negotiate a favorable price point for a Purchase Agreement (Contract) and then selling the rights to buy the property using the Assignment of Contract (AOC) method. This is typically done to someone who fixes and flips houses, or to an individual or investor looking to add to their portfolio. When wholesaling it's important to have a good network people wanting to buy properties in the area you're looking to get contract in. Also in your network you should have other wholesalers and real estate agents because they'll know of cash buyers several other areas.
I am looking to increase the volume of wholesaling deals per month, primarily in the US, and I'm open to exploring opportunities for expansion into other countries that allow wholesaling. I'm looking for multifaceted, data crunching/drivin' & technology equipped individual(s) who can harness the power of platforms like Facebook, Zillow, LinkedIn, Craigslist and many more ways to identify motivated sellers & BUYERS who are looking to sell their fixer upper homes, houses where renovation was started but not finished or just houses with a motivated sellers. The possibilities and people you'll encounter will be nice, knowledgeable, mean, rude, disrespectful, closed off/reserved and its all about winning their trust. Some people may not want to sell there housebut when you bring up the idea of selling it having all this money and starting over, you never know you might change their mind.
Key Responsibilities:
Lead Identification: Utilize platforms such as Facebook, Zillow, and Craigslist to identify motivated sellers, considering factors like divorce, financial challenges, family dynamics, downsizing, property maintenance issues, job-related relocations, and probate situations.
Negotiation Leverage: Leverage insights into seller motivations to negotiate favorable property prices. Understanding the seller's situation enhances negotiation effectiveness.
Skip Tracing: You can utilize your own skip tracing software or use tools like True People Search where you can lookup by Name or their ADDRESS to find a property owners contact information (phone numbers, email addresses). Efficiency in skip tracing expedites the outreach process.
Data Analysis: Proficiency in conducting detailed research on property owners and current property values.
Administrative Skills: Note Taking, Email management, calendar coordination, and document & picture organization.
Preferred Skills (Not Required):
Contract Management: Experience with Microsoft Excel to organize the names, addresses contact info and the details of the property (Point for Negotiation) Google Sheets or PDFFILLER for LinkToFill contracts.
CRM Implementation: Considering the potential implementation of CRM tools like Salesforce.

If you have a passion for real estate, a knack for navigating the internet and using county/city/state websites for gathering information, this is a way to streamline the wholesaling process and get paid. Wholesalers get paid by charging a Finders fee, Negotiation fee or an Assignment fee which are all essentially the same thing. This is paid to the wholesaler once the house closes in ESCROW. The normal Assignment fees' vary upon location and variables such as contract price and a price which a buyer is willing to pay are from $3k to $7k. For example the last deal I closed the contract I had with the seller was for $14k someone offered $15k. I knew the contracts end date was coming up, he turned out to be a serious buyer therefore I accepted and we everything was sent to the title company to close!
