We are seeking a detail-oriented Short-Term Rental Property Locator/Analyzer to join our team. You will be responsible for researching, identifying, and securing suitable short-term rental properties. Your primary objective will be to locate properties that meet specific criteria and negotiate favorable rental terms on our behalf. As a Short-Term Rental Property Locator/Analyzer, you will play a vital role in ensuring that we have access to high-quality rental accommodations that match our needs and preferences. We are mainly looking for a deal closer with experience with getting approval from landlords and top notch data analyzer.
Responsibilities
-Know local laws and zoning regulations guidelines on STR
-Find STR-approved properties with high occupancy rates in specific target locations
-Ensure properties found are located in non-HOA area and STR friendly
-Call on property owners to see if we can rent their property
-Conduct research and provide analytical support as needed
-Analyze property to ensure it is profitable or good return on investment
-Make sure each property is approved to be rented out as an Airbnb / Short term rental.
• Conduct market research to identify areas with high demand for short-term rentals
• Conduct property inspections to assess their suitability for rental arbitrage
• Analyze deals to ensure profitability and identify potential risks
• Develop relationships with property owners, landlords, and real estate agents to establish a network of potential properties
Qualifications:
Excellent written and verbal communication skills
Demonstrated ability to multitask and prioritize competing demands
High level of attention to detail and accuracy
Ability to work independently and proactively
Highly organized
Knowledge of market demand, rental rates, and trends in the short-term rental industry
Experienced in the following Tools:
-Airbnb, Booking.com, VRBO, Furnished finder, Hospitable, Guesty, Slack, Hostaway
-Google tools, Airdna, Hostaway
Real Estate platforms:
Zillow, RedFin, Hotpads, Realtor, etc.
Looking to start off as part time but can consider full time position according to performance.
This is a long term position. Must be extremely responsive during certain work hours. US Eastern time.
