UK Commercial Planning Specialist Needed
Budget: £250 – £750 GBP
UK Planning Consultant Required – Full Planning Application (Clay Cross, Derbyshire)
Project
I require an experienced UK Planning Consultant to prepare and submit a full planning application for a proposed development of two flexible commercial units at 8 Thanet Street, Clay Cross, Derbyshire.
I already have concept drawings and a proposed site layout. I am looking for a planning professional to review the proposal, strengthen it where necessary, prepare the planning documentation and manage the application through to submission.
This is not simply a drawing or form-filling exercise.
The Proposal
The current concept includes:
Two commercial units
Mezzanine office accommodation
Roller shutter access
WC and kitchenette facilities
Six parking spaces (including an accessible bay)
EV charging points
Large turning area for vans
New vehicular access
Pedestrian access
Landscaping
Biodiversity enhancements
Sustainable drainage (SuDS)
The concept has been designed around Use Class E(g)(iii). However, I expect the successful consultant to review this and recommend any amendments that would improve the planning application.
The design intent is for the new units to complement the adjoining former public house and fit sympathetically within the surrounding streetscape. If changes to the building's appearance, materials or layout would improve the likelihood of planning approval, I welcome professional recommendations.
What I Need
The successful consultant should:
Review the concept drawings.
Review the site's planning history and relevant planning policies.
Identify any planning risks or constraints.
Recommend improvements where appropriate.
Prepare all documentation required for a valid planning application.
Advise whether any supporting reports are required (Highways, Ecology, Drainage, Noise, Coal Mining, etc.).
Submit the planning application.
Liaise with North East Derbyshire District Council where necessary.
