Washington Business & Personal Tax Filing

I’m looking for a tax professional who can take full charge of preparing and filing the 2024 and 2025 returns for my three real-estate-focused LLCs and then wrap up my personal income tax for 2024. All three companies are Washington-based and deal exclusively in real estate, so experience with property transactions, depreciation schedules, passive-activity rules, and 1031 tracking will be essential.
Here’s the flow I have in mind. You’ll coordinate directly with the various title companies we closed with, gather HUDs, settlement statements, and any missing 1099-S forms, and then reconcile those figures against the data already sitting in puzzle.io, the lightweight bookkeeping tool I’ve been using. I’ll tag each expense category inside the software so you can immediately see what’s deductible, what needs capitalization, and what should be allocated to personal use.
Because I’m aiming for more than a routine filing, I need strategic guidance on:
• Entity-level tax optimization across the three LLCs (e.g., potential election changes, reasonable salaries versus draws, and retirement contributions).
• Real-estate specific deductions, including cost segregation or safe-harbor repairs where it makes sense.
• Forecasting my 2025 estimated tax payments so I’m never caught short.
Deliverables
• Completed and e-filed federal and Washington state returns for all three LLCs (2024 & 2025).
• Completed and e-filed 2024 personal return, fully reconciled with pass-through K-1s.
• A brief strategy memo outlining key tax-saving moves for 2025 and any entity-structure tweaks you recommend.
• Secure digital copies of all workpapers and source documents, organized by entity and year.
Acceptance criteria
