I am looking for an experienced U.S. nonresident tax preparer to complete two (2) Form 1040‑NR returns for the 2024 tax year — one for myself and one for my wife. We are Canadian residents, joint owners of a Florida rental condo, and we already have ITINs.
There is no property manager, no withholding tax, and the property shows a loss after depreciation. These are straightforward filings.
Scope of Work
You will prepare for each spouse:
• Form 1040‑NR
• Schedule OI
• Schedule E (rental income & expenses)
• Form 4562 (depreciation)
• IRC §871(d) continuation statement
No Schedule NEC is required.
No state return (Florida).
What I Will Provide
• Last year’s 1040‑NRs
• ITINs
• Rental income
• Expense details (HOA, taxes, insurance, repairs, mortgage interest, etc.)
• Depreciation inputs (purchase price, land/building split, prior depreciation)
Requirements
• Must have direct experience preparing 1040‑NR returns for nonresident rental property owners
• Must understand the 871(d) election
• Must know how to split joint ownership between spouses
• Must be able to deliver accurate, IRS‑ready forms

CAD $200 total for both returns.
