Stamped Modern Two-Story House Plans

I am getting ready to build a modern, two-story residence of just over 3,500 sq ft in Horry County, South Carolina and I need a full set of permit-ready drawings. The county will only accept plans that carry the seal of a South-Carolina-licensed architect or structural engineer, so the stamp is essential.

Here’s the scope in a nutshell: create custom architectural plans that capture a clean modern aesthetic, then integrate structural engineering—wind, seismic and flood zone considerations included—so the package sails through Horry County’s plan review. I already have the lot and survey; you will take it from blank page to a coordinated, code-compliant drawing set.

Deliverables (PDF + CAD):
• Architectural: floor plans, roof plan, elevations, sections, door/window schedules, energy code notes
• Structural: foundation, framing, lintel/beam schedules, connection details, calculations, and the South Carolina stamp
• Site-adapted code sheet and general notes formatted to county standards

I’ll review each milestone in Bluebeam; once the final stamped package is accepted by the building department, the job is done. If you hold the required license and have experience with coastal South Carolina wind loads, I’d like to see examples of prior approved plans.
