Idaho Residential Wood Framing Plans

Job ID: 40628438

Budget: $250 – $750 USD

I’m preparing permit documents to construct a new, 36x27, 1BR/1BA residential space with a 17x27 loft within an existing steel/pole garage building in Valley County, Idaho and now need a complete set of structural drawings that covers the wood-framed portion only. Because this is being built within an existing building, the roof, floor (6" concrete slab), and exterior walls are already in place. The focus for this project is structural drawings for the new walls and any beam or column framing in accordance with current Idaho residential codes and the latest IRC.

The framing for this project is almost complete and has been professionally framed using 2x6 lumber (see attached "CHRIS KMOCH_MATERIAL QUOTE" document for materials used). Please also reference the attached "Floorpan Layout" which shows the new walls in orange and yellow. The walls colored in yellow indicate the area where the 17x27 loft is. Essentially, the loft "caps off" the bedroom, closet, bathroom, and hallway. The loft will be used for storage only.

Here’s what I will rely on you for:
• Signed/dated PDF plan set ready for local submittal, including plans, sections, schedules, and connection details for all wood members
• Accompanying calculations that verify gravity and lateral loads and clearly reference the code provisions used

Please base the layout on the attached materials. If you hold an Idaho PE stamp, note that in your response; if not, the drawings must still follow the state’s structural requirements so my reviewer can stamp them.

Let me know your expected turnaround and the number of revisions included—once we agree on scope and schedule, I’ll forward the architectural PDFs and survey so you can start right away.
