Project Overview:
We are seeking a comprehensive design and engineering plan for a high-end, two-story metal deck with a distinctive roof structure, seamlessly integrated into an existing wood-framed home. This project includes a custom metal planter box, floating seating area, fire feature, and Scandinavian-inspired garden shed. The design must incorporate electrical, drainage, lighting, plumbing, and irrigation systems, equally emphasizing aesthetic appeal and functionality.

Key Qualifications:
- Proficiency in CAD and similar design software
- Experience with architectural metalwork & custom fixtures
- Ability to produce detailed engineering drawings
- Expert in 3D rendering for clear visual representation
- Competence in creating documents for precise fabrication shops and craftspeople in wood and metalwork
- Excellent communication for understanding project requirements

Scope of Work:

1. Design and Engineering:
- Develop detailed architectural and engineering plans
- Ensure compliance with local building codes
- Provide 3D renderings and detailed drawings
- Create comprehensive plans for fabrication, including shop drawings with precise measurements

2. Permitting:
- Prepare and submit permit applications
- Coordinate with local authorities to obtain required permits
- Address any issues/revisions required by permitting authorities

3. Site Preparation:
- Conduct site survey and soil testing (completed)
- Clear and grade site as needed
- Install necessary erosion control measures

4. Construction:
- Build deck according to approved plans
- Install structural supports, railings, and finishes
- Ensure all work meets safety and quality standards

5. Utilities and Services:
- Coordinate installation of required utilities (e.g., electrical, plumbing)
- Ensure proper drainage and water management

6. Inspections and Approvals
- Schedule and coordinate required inspections
- Address any issues identified during inspections

7. Project Management:
- Provide a detailed project timeline with milestones
- Maintain regular communication with the project owner
