Before I commit to framing a single-story home on it, I need a licensed structural professional to confirm whether the footing, walls, and slab can safely carry the new loads and meet current IRC and local code requirements.
There are no prior drawings, soil reports, or engineering notes available, so the work will begin with a fresh inspection on site. I expect you to document existing conditions, measure critical dimensions, photograph any distress, and run the necessary load/path and bearing-capacity checks in the software you’re comfortable with (RISA, STAAD, ETABS, or similar). If reinforcement or repair is required, please include prescriptive details that a local contractor can follow.
Deliverables I will review and sign off on:
• A concise written report summarizing inspection findings, design assumptions, calculations, and code references.
• Marked-up sketches or CAD sheets showing the foundation plan and any recommended retrofit details.
• A clear pass / fail conclusion with next-step guidance so the county permit office can see your professional opinion at a glance.
I would like the inspection completed within two weeks of award and the final report delivered five business days after the site visit.
