I’m planning to turn one-trip, high-cube shipping containers into two separate, two-storey commercial blocks that will pass permitting in the City of Phoenix.

Block 1: three 9.5′ × 40′ containers joined side-by-side and stacked for a total of two levels.
Block 2: three 9.5′ × 20′ containers joined the same way.

Primary use is commercial, but the exact occupancy may shift between storage, small retail, or office space, so the layout has to stay flexible while meeting local code for each possibility.

What must be included
• Full insulation with HVAC sized for Phoenix heat
• Complete electrical and lighting throughout both floors
• Plumbing with at least one ADA-compliant restroom per level
• Finished, weather-tight exterior and paint system

Beyond basic floor plans, I need structural calculations, wind and seismic anchoring details, energy-code compliance, fire separation, and accessibility notes—all ready for city review. AutoCAD or Revit files, stamped drawings (or coordination with an Arizona-licensed engineer), and clear material specs are expected.

Deliverables
• Concept drawings and 3-D visuals for both blocks
• Permit-ready architectural, structural, mechanical, electrical, and plumbing plans
• Bill of materials and spec sheets for insulation, HVAC, electrical gear, fixtures, and finishes
• (Optional) fabrication schedule and site-installation oversight

I have an industrial site in Phoenix and need a complete conceptual package—architectural and structural—ready to place in front of the City’s planning desk. The drawings must be built natively in AutoCAD so I can keep working files for later phases, but I also expect clean, clearly annotated PDFs for submittal.MEP and Civil diagrams will follow after approvals

Scope of work
You will start by diving into the City of Phoenix zoning ordinance, the current IBC‐adopted building code, and local fire safety requirements. From that research I need you to tell me, and then show me, the largest footprint and height we can legally fit on the parcel. Once the code limits are nailed down, translate them into a set of conceptual drawings that illustrate compliance and give city reviewers something concrete to react to.

Essential deliverables
• Code summary memo covering zoning, building, and fire‐life‐safety limits that drive the design
• Site plan locating the proposed building, parking, and required fire access lanes
• Schematic floor plan(s) and key elevations reflecting the maximum allowable size
• High-level structural framing concept (steel preferred unless code pushes otherwise)
• All raw .dwg files plus matching PDFs ready for discussion with city staff

Acceptance criteria
The package must clearly demonstrate how each code section cited in the memo is met, and every sheet should carry the appropriate Phoenix title block. I’ll review the DWG files in AutoCAD; layers and dimensions must be unlocked and editable.

either it will be a warehouse or CBD pharmacy or Restaurant eventually at a later stage .

The type of build will be Shipping containers , The plan , Architectural and Structural concept will be based on this concept


Requirements:
- Replicate a similar model or structure as in 126-20-022A, Arizona.
- Front structural design must replicate the building at 5104 E Mcdowell Rd, Phoenix, AZ 85008.
- Key elements to replicate:
- Front façade
- Roof design
- Entryway

Ideal skills and experience:

No false quotes , all prices you quote will be final price to do the drawings and deliver the Archtiectural and Structural diagrams on time . This will be three 8X40 high cube one time use container , 8X40 high cube for second floor and attach
8X20 three container ground floor

the building size per floor will be 60 feet with about 5-10 feet gap for toilet between them.

I want this built probably in china which will probably come as about 12 containers ( 6 of them 40 foot and 6 of them 20 foot) probably as flat pack
