I am requesting a quote for a site visit and full structural inspection of a potential investment properties foundation, which has visible perimeter wall cracks, slab cracks, and a section of the house that is settling.
The perimeter is approximately 45'x60'
The house sits on grade sloping towards the rear of the home, it has crawl space with a rear entry that is approximately 5' of head space that narrorws to about 3' towards the front porch, and cinder block perimeter with supporting beams throughout the center of the home.

The type of foundation is not standard, so experience with various foundation types is essential.

1. Scope of Work
Explicit statement that all stabilization, wall repair, drainage corrections, and structural crack repairs are integral to the repair plan.
Requirement that any deviations from your plan must receive written engineer approval.
2. Performance Criteria
Clear stabilization requirement (e.g., no settlement beyond ⅛ inch over 12 months).
Repairs must restore or exceed original structural load-bearing capacity.
3. Materials & Methods
Specification that steel piers be driven to load-bearing strata/refusal, with brackets installed per manufacturer instructions.
All crack repairs to use structural epoxy or compatible mortar; cosmetic-only repairs are not acceptable.
