Barn Architectural Drawings Sign-Off
Budget: $1,500 – $3,000 AUD
I need a qualified professional to review and sign off on my final version architectural drawings for what is essentially a barn. The drawings need to be approved for structural engineering.
The barn is already in place (in Bridgetown) and has been there for some decades (not sure how many). It is timber framed (jarrah) with jarrah cladding. We are converting this into a tasting room for a distillery. The Council has lost the original plans and so we will submit the plans to go with the two main changes that we will be adding. The barn has basically a mezzanine floor which will lead onto what will be a newly constructed balcony. This balcony will need approval by a structural engineer. As this upper floor involves people walking on it, this will also need certifying. The original joists were slightly too far apart to meet regulations and so additional beams have been added to support the floor between every one of the original beam (so there is now basically no flex left in the floor at all).
We have the DA approved, but now need someone to sign off on the plans to submit for our building approval.
When the house was extended, there was a site a Site certificate created, but my designer cannot locate that certificate now (and is about to retire) so I guess we'll need a new Site Certificate. We know that it was previously rated as – Soil ( Medium reactive Clay / Loam) and Wind ( N2 probably). I also need someone to check and certify the drawings. The drawings are attached.
