ADU Garage Conversion Calculations

Job ID: 40624829

Budget: ₹12,500 – ₹37,500 INR

I’m converting an existing garage into a code-compliant accessory dwelling unit and now need a full set of engineering calculations to submit with the permit package. The architectural layout is essentially settled; what’s missing are the numbers that prove the design is safe, efficient, and meets current codes.

Structural
• Verify the existing slab, walls, and roof framing can support the new loads (added partition walls, bathroom, kitchenette, possible rooftop solar).
• Size any new beams, headers, footings, and connectors.
• Provide lateral analysis for wind/seismic, complete with shear wall schedule and anchorage details.

Electrical
• Calculate the total connected load, service upgrade requirements, breaker sizing, and circuit distribution according to the latest NEC.
• Include voltage drop checks and any EV-charger allowance that might be required for future-proofing.

Mechanical
• Perform HVAC sizing (Manual J/S or local equivalent) for the new conditioned space, account for insulation upgrades, ventilation, and energy-recovery needs.
• Provide duct or minisplit layout calculations and required airflow rates for each room.
• Address bathroom and kitchen exhaust CFM with make-up air where applicable.

Deliverables
1. A single, stamped calculation package (PDF) ready for city submittal, clearly cross-referenced to my architectural sheets.
2. Editable source files (ETABS/SAP2000, Excel, or similar) so minor tweaks can be made in-house if the plan checker requests them.
3. A brief summary memo that highlights key assumptions, material strengths, and code editions used.

I can supply site photos, existing drawings, and any additional field measurements you need as soon as you’re onboard. Accuracy and clarity are critical—I’d like the plan checker to sail through the first review without comments.
