I have attached above a list of residential land transactions obtained from the Ministry of Justice for the North of Riyadh city in KSA. This is a typical data set which our team works with on almost every project as it enables us to form a view on pricing relevant to every project.
Please use the above data to undergo the following:
1-The data set requires “cleaning” before we can undergo any analysis. Find a way to identify outliers within the data set on the basis of price per sqm (taking into consideration each district and year of transaction).
2-Analyse pricing trends among different years and districts. Analysis points which will need to be included in the analysis are price as a rate/sqm, average transacted price (SAR), average transacted area, and number of transactions. This analysis should be done for the data set excluding outliers from step 1.
3-Provide analysis in tables and visually in graphs which you see fit to showcase the output of your analysis.
4-Form an opinion about the data set and (in a few bullet points) describe the output of your analysis – a brief PPT presentation is required
