Lady’s and gentlemen Thank you for making the effort to be here this evening to celebrate my 51st birthday………………..

an odd number but it’s been an odd few years

A lot of you have travelled a long way to be here tonight, So Thankyou for making the effort.
Others have been waylaid by travel restrictions

There have been a few moment when friends, family and especially myself have thought 50 years was a tall order for me………

I have so far enjoyed a fun & adventure filled half century, I hope to be able to

As you know Lucy and I meet some 11 years ago which was a good job because it could be said that without Lucy the chances of me being here today would have been much reduced.

Lucy’s as had the Thankless task of organising this evening over the last 2 years. And my life over the last 11. So Thankyou very much Lucy.

Also Lucy Thankyou for our 2 gorgeous children Harry & Daphne

I would like to thank my father for showing me the in and outs, and up and down’s of the property business and giving me the ability cobble together a crust.

Lady and gentlemen please raise your glasses in a toss to Absent friends….

Please raise the roof, and help me easy gently into middle age.
