Construction Job Cost Management

Wanting to build a data base that does the following:
- maintain budgets & track changes against the budget (change orders)
- track potential changes
- put contracts against budget & track payments against those budgets
- maintain vendors & their compliances (up to date insurance)
- track costs at a detailed level (ie: ID an invoice as being for multiple budget sub-items)
- read invoice data and pre-populate fields
- track approvals of invoices
- ability to mark as paid (no need to actually issue the payment)
- ability to track draw packages
- ability to query data and export to CSV
- ID funding sources
