We are looking to hire a motivated and experienced freelancer to assist in wholesaling and closing real estate deals for a private list of houses and private investors. This role is focused on identifying profitable investment opportunities, connecting with real estate investors, and ensuring successful deal closures. The freelancer will work directly with private investors and leverage a list of pre-vetted properties to negotiate deals, handle transactions, and execute the wholesaling process from start to finish.
Key Responsibilities:
1. Wholesaling & Deal Sourcing:
• Research and identify high-potential properties for wholesaling within our private list.
• Reach out to private investors and real estate buyers to build relationships and find opportunities to sell these properties at a profit.
• Engage in direct marketing to identify motivated sellers for these properties, if necessary.
2. Negotiation & Contract Management:
• Negotiate with property sellers to secure properties at a favorable price for investors.
• Work closely with sellers and buyers to manage offers, counteroffers, and the closing process.
• Draft and manage contracts, ensuring all necessary documentation is completed and signed for smooth transactions.
3. Closing Deals:
• Ensure smooth deal closure by coordinating between all parties (sellers, buyers, investors).
• Handle due diligence and provide buyers with necessary property information.
• Facilitate the transaction process from contract signing to closing, ensuring timely and successful deal finalization.
4. Communication with Private Investors:
• Provide regular updates on new opportunities, progress on active deals, and outcomes to private investors.
• Cultivate and maintain strong, long-term relationships with investors to ensure ongoing collaboration.
5. Maximizing Deal Profitability:
• Focus on closing deals at the highest possible margins for investors, working within the constraints of the private investor network.
• Find ways to minimize overhead and expenses while ensuring that deals are profitable for all parties involved.
Skills Required:
• Experience in real estate wholesaling, property negotiation, and deal closing.
• Strong communication skills for both buyer and seller interaction.
• Ability to work independently and manage multiple deals simultaneously.
