Water is seeping in through the basement patio-door frame whenever we get a heavy rain. I can spot some minor visible damage around the jamb, but nothing looks rotten or structurally unsound yet. I need the leak traced, stopped, and the frame properly sealed so our tenant’s living space stays completely dry.

Scope of work
• Diagnose the exact entry point (flashing, threshold, frame joints, or adjacent masonry).
• Apply the appropriate waterproofing solution—caulk, flashing tape, low-expansion foam, new weatherstripping, or a combination—until the frame is watertight.
• Repair or replace any trim or drywall affected by the minor water marks.
• Finish with a clean, paint-ready surface matching the existing décor.

Acceptance test
After the repair, a sustained hose test that simulates heavy rain must show zero interior moisture.
