I’m planning a simple stick-built “flat-box” warehouse and need a complete design package that squeezes every usable square foot out of a two-storey footprint while staying fully compliant with City of Phoenix codes. Both levels will function as clear-span halls for general storage and logistics, so internal columns must be minimised and ceiling heights kept generous. A code-compliant staircase will be the only vertical connection between floors; no elevators or lifts are required.
I need a complete, permit-ready drawing set for a new wood-frame warehouse. The scope covers architectural layout, structural framing, and fully coordinated MEP systems; each sheet must be signed and sealed by a licensed professional qualified for my jurisdiction.
You will start from my preliminary site survey and space requirements and develop every drawing and calculation necessary for approval. Please allow for close coordination so we can lock in code compliance, material selections, and any local amendments early in the process. A concise cost breakdown per trade is also required so I can align the construction budget before tendering.
Deliverables
• Architectural: floor plans, elevations, sections, door/window & finish schedules
• Structural: framing plans, beam/connection details, load calculations
• MEP: HVAC layouts, duct sizing, electrical single-lines & lighting plans, plumbing risers & fixture schedules
• Stamped cover sheets and certification letters
• Itemised cost estimate (materials & labour)
Acceptance criteria
• All drawings in DWG/PDF plus native Revit or AutoCAD files
• Calculations and notes that match the stamped drawings
• Compliance with IBC 2021 and the local energy and fire codes (or the equivalent code I provide)
• One revision cycle included after agency feedback
