300-SF Unit Permit Drafting

Budget: $250 – $750 USD

This project is a compact, 300 sq ft residential unit that still needs its very first set of permit-ready drawings. No legacy files or sketches exist yet, so everything will start from a clean slate.

Scope
The priority is a complete permit set. That means producing, from scratch, all drawings and sheets my building department typically requests:

• Site plan showing property lines, setbacks, and utility tie-ins
• Dimensioned floor plan with room labels and egress paths
• Exterior elevations on all four sides with finish callouts
• Wall, floor, and roof framing plans sized to code
• Key construction details (foundation, envelope, window/door, flashing, etc.)

Standards & Tools
Scaled CAD or BIM files are required in addition to print-ready PDFs. AutoCAD, Revit, or comparable professional software is fine as long as layering, line weights, and title blocks follow standard conventions. All work must comply with current residential IRC/IBC guidelines and any applicable local amendments (I’ll provide the jurisdiction’s checklist once we start).

Deliverables
1. One combined, stamped-ready PDF permit set
2. Native .dwg or .rvt files for future revisions
3. A brief sheet index with revision dates

Acceptance will be based on the building department’s initial completeness review—drawings that pass without correction earn final sign-off and release of the last milestone.
