3-Story Triplex Design Package

I have an existing footprint for a three-storey building that must accommodate three self-contained, two-bedroom units—one per level. I now need a complete drawing package that translates this layout into a clean, Modern design and covers every discipline: architectural, electrical, plumbing, and mechanical.

You will start from my current plans (PDF and DWG) and develop fully coordinated construction documents. That means dimensioned floor plans, elevations, sections, door-window schedules, reflected ceiling plans, lighting and power layouts, plumbing schematics, HVAC layouts, and all relevant notes and legends. Everything should align with local code and be delivered in both editable CAD (AutoCAD or Revit) and printable PDF sheets ready for permitting.

Because the style is Modern, I am expecting simple façades, efficient circulation, generous glazing, and a straightforward material palette. Interior layouts should stay true to the existing unit arrangement; any suggestions for improving flow are welcome as long as the overall two-bedroom program remains intact.

Before final sign-off, I will require one round of consolidated comments to be addressed, plus a brief coordination call to verify that architectural and MEP elements tie together seamlessly.
