I’m ready to add a full second story to my home so we can gain much-needed bedroom space. The ground floor footprint will remain unchanged; the project is all about designing a structurally sound, code-compliant upper level that blends seamlessly with the existing architecture and maximises natural light.
Here’s what I expect as part of the engagement:
• Concept and schematic designs showing layout options for the new bedrooms
• Permit-ready architectural drawings with floor plans, elevations, sections and structural notes
• Coordination with an engineer to confirm load-bearing requirements and tie-ins to the current foundation and roofline
• A concise material and finish schedule so we can obtain accurate contractor bids
• Availability to answer council or building-department queries until approval
I’m flexible on the exact bedroom count—please advise on the optimal layout once you see the current plans and zoning limits. Familiarity with local residential codes and experience designing second-story additions are critical. If you work in Revit, AutoCAD, or a similar platform that allows easy revisions, that’s ideal.
