Scan-to-BIM MEP Modeling.

Job ID: 40426187

Budget: $10 – $30 CAD

I have a complete point-cloud survey of an existing PCH facility and now need it transformed into a reliable BIM model that captures all Mechanical, Electrical and Plumbing services. The scan data have already been indexed; what I am missing is an accurate Revit-based model that I can use for clash detection, future refurbishment planning and general coordination with other disciplines.

You will start from the registered scan (e57 and RCP files are ready for download) and build the MEP systems so they align precisely with the reality of the building. Fabrication-level families are not essential, but dimensions, elevations and routing must be correct to the point cloud. Where information is unclear in the scan, flag it and I will provide site photos or clarification.

Acceptance criteria
• Native Revit file (2022 or earlier) with separate worksets for Mechanical, Electrical and Plumbing
• All elements properly classified and using project browser naming conventions I will share at kickoff
• Model passes a NAVISWORKS clash test with a maximum tolerance of 10 mm against the structural shell I will supply
• A short QA report outlining assumptions and any areas that could not be modelled due to scan shadowing

If you have experience converting complex scans into coordinated MEP models and can work to tight geometric tolerances, let me know your estimated turnaround and any questions you have about the scan data.
