Residential Structural Design and Planning

Budget: $30 – $250 USD

I have a single-family residential build moving from concept into the detailed design phase, and I need a licensed civil engineer to take the structural design and site planning all the way to permit-ready documents.

The architectural layout is fixed, so your first task will be to translate those drawings into a full structural scheme—foundations, framing, lateral analysis, connection details, plus the load calculations that satisfy our local building code. At the same time I want a cohesive site plan that covers grading, drainage, utility layouts and driveway positioning, making sure storm-water requirements are met and the footprint marries neatly with the existing topography.

Key deliverables
• Signed structural calculations (PDF)
• Foundation, framing and connection drawings (DWG + PDF)
• Complete site plan with grading and drainage notes (DWG + PDF)
• Code compliance notes and any required revisions until the city approves

I work in AutoCAD and Revit, so compatible files will streamline the hand-off, but I’m open to STAAD, SAP2000 or your preferred analysis tool provided the final sheets import cleanly.

Please include examples of similar residential projects you have taken through permit, state your turnaround time for the first draft set, and confirm that you can stamp drawings for my jurisdiction (or outline an alternate review process).
