Residential Plans Revision & Approval

I already have a set of residential drawings, but they were drafted by a previous freelancer and the local building department has flagged multiple issues. I need a licensed structural engineer to take those sketches, clean them up, and turn them into permit-ready construction documents.

Your first task will be to correct the floor-plan layout so every room, wall, door, and window aligns with the actual site measurements and required setbacks. Right after that, I’ll rely on you to re-work the structural elements—framing sizes, beam schedules, load paths, shear walls—so they satisfy current building codes for my jurisdiction. Once those two pieces are tidied up, I need a professional stamp and a full set of structural calculations that the plan checker can sign off on without further comments.

Because code compliance is a sticking point, everything must clearly reference the applicable building codes (latest IRC/IBC as required) and respect our mandated setbacks and overall dimensional limits. My municipality accepts PDF for initial review and wants DWG or Revit files when the permit is issued, so please be comfortable in AutoCAD, Revit, or an equivalent industry-standard platform.

Deliverables I expect:
• Updated architectural and structural drawings in PDF (plan, elevations, sections, details)
• Native CAD/Revit files for future edits
• Sealed structural calculations and engineer’s stamp (digital is fine)
• One round of minor revisions if the building department asks for clarifications
