Residential Electrical Design & Estimate
Budget: $30 – $250 USD
I have two new-build residences in Santa Rosa Beach, FL, each served by a 200 A main. I need a complete electrical layout and an itemised material estimate for both houses. The scope covers every rough-in and finish component except the decorative and exterior light fixtures, which I will purchase separately.
Please include in your design all can lights, surface-mount lights, panels, breakers, branch wiring, boxes, receptacles, switches, and any other gear needed to deliver a code-compliant installation. I’m open to your recommendations on fixture brands and models that meet Florida energy requirements and blend well with coastal residential interiors.
Because I’m installing the back boxes for telecom myself and will pull the structured cabling, you can leave those elements out of the drawings and the take-off.
Deliverables I need from you:
• One full set of electrical plans for each house (PDF; CAD or Revit file is a plus) showing lighting, power, switching, and circuiting
• Load calculations, panel schedules, and breaker sizing in compliance with the latest NEC and local amendments
• An itemised bill of materials with quantities and pricing for all included equipment and consumables
• A brief fixture specification sheet for the can lights and surface mounts you recommend
I’ll review your first pass, mark up any field changes, and we’ll iterate once to finalise. If you have questions about the architectural drawings or local utility requirements, let me know and I’ll provide whatever you need.
