Residential Design for Dual-Unit California Modern Home
Budget: $2,000 – $8,000 USD
Project Overview: I am a property owner/developer looking for an experienced Residential Designer or Architectural Drafter to create a full permit-ready set for a new residential build in Cerritos, CA.
The project involves building two identical 2-story units on a single newly split lot (approx. 42 ft wide). Since the units will be identical (mirrored), this project requires designing one unit effectively, then site-adapting it for the second.
The Aesthetic:
Style: Modern "California Box" / Contemporary.
Key Features: Flat parapet roofs, clean geometric lines, smooth stucco with wood accents, and a "long-axis" floor plan to maximize the deep, narrow lot.
Scope of Work (What I Need You to Do):
Design Phase: Develop the Site Plan, Floor Plans, and Elevations for the primary unit (~1,500 sq ft footprint, 2 stories).
Visuals: Provide High-Quality 3D Color Renderings (Must be good enough for the Cerritos Fine Arts & Historical Commission/Art Jury review).
Construction Documents: Produce a complete Architectural Set (Site, Floor, Roof, Elevations, Sections, Details, Window Schedules).
Coordination: Collaborate with my Structural Engineer (I will hire them separately, or you can refer one) to incorporate their calculations into your set.
Permitting: Handle the initial plan check corrections from the City Planning Dept.

Please Note: I am hiring a separate Structural Engineer for the "wet stamps." This role is for Design & Drafting.
