Residential Complex Facilities Design

Job ID: 40403923

Budget: $250 – $750 USD

I need complete, professional design drawings for a mixed-use residential complex in Iraq. The assignment covers every shared facility on the site, yet the hypermarket comes first in both detail and schedule. Its chief mandate is efficient space optimization so it can serve as a full-scale general retail anchor for the neighbourhood; accessibility and long-term sustainability should remain visible options but not at the expense of a tightly planned footprint.

Beyond the hypermarket, your masterplan must weave in a mosque, kindergarten, nursery, primary and secondary schools, medical clinics, and a retail strip, all while respecting circulation, zoning setbacks, parking strategy, pedestrian flow, and barrier-free access. A modern, well-organized layout that maximises land use is essential.

I work primarily in AutoCAD and Revit, so files should arrive in those native formats alongside print-ready PDFs. If you model in SketchUp, IFC or similar BIM formats, feel free to include them as supplementary material.

Deliverables

• Detailed hypermarket floor plan(s) with shelving grids, back-of-house logistics, loading docks and customer flows
• Schematic floor plans for each additional facility and their immediate outdoor spaces
• Key elevations and sections illustrating height relationships and façade intent
• A brief design report explaining zoning logic, circulation strategy, and area schedules

Acceptance criteria: CAD files open error-free, drawings match Iraqi planning standards and dimensions are metric; the hypermarket layout must demonstrate clear path widths, efficient stock movement routes, and at least two independent customer entrances.

If you can start immediately and iterate quickly on the hypermarket before advancing to the other buildings, let’s discuss timelines and milestones.
