G+1 Residential Building Design
Budget: $10 – $30 USD
I’m ready to move forward with full architectural drawings for a G + 1 residential block that will sit on a 32 m × 27 m (864 m²) plot. The footprint must stay rectangular with a consistent 2.5 m setback on every side, leaving space at the front for parking and at the rear for a children’s playground.
Inside, the brief is straightforward: eight apartments in total—four on the ground floor and four on the first. Each unit needs two standard bedrooms, one master bedroom with its own toilet-and-bath, a small maid’s room directly off a closed kitchen, a combined living-dining area, and one shared bathroom. Good cross-ventilation and generous daylight are essential throughout.
Stylistically, I’m after a clean modern look, and the exterior should read in honest concrete rather than brick, glass curtain walls, or traditional detailing. While I’m open to your creative interpretation, the design must remain practical for construction and future maintenance.
Deliverables I expect:
• Site plan showing setbacks, parking layout, and playground placement
• Floor plans for both levels, fully dimensioned
• Elevations and at least one section illustrating heights, structural grid, and façade treatment
• A simple 3-D massing or rendered perspective to communicate the modern concrete aesthetic
