RERA-MOFA Carpet Area Verification

I own a redevelopment flat in Mumbai and already have the approved CAD/PDF floor-plan files from the builder. What I need is a clear, desk-based audit of those drawings so I know the exact carpet area calculated under both sets of rules—RERA and the older MOFA definition—and how each figure stacks up against the number the developer has quoted.

Because the plans are complete and accurate, there is no requirement for a physical site survey; the exercise is entirely drawing-based. You may work in AutoCAD, Revit, or any equivalent drafting software, as long as the methodology is transparent and aligned with the wording of both regulations.

Deliverables
• A calculation sheet (Excel or similar) that shows every deduction and inclusion for RERA and for MOFA, side by side.
• A one-page summary table of the resulting carpet areas, highlighting any variance from the builder’s stated figures.
• A brief explanatory note referencing the exact clauses in each Act that inform your method, suitable for attaching to future correspondence with the developer or the housing society.
• Native working files (DWG/Excel) for my records.
