Optimize Residential Building Layout

Project Description
We are looking for an experienced architect, residential planner, or architectural designer to help redesign and optimize the layout of an existing residential building.

We already have:

Existing first-floor and second-floor plans
Current Image / Word document with image drawings
Site constraints and size limitations
We want to explore multiple layout possibilities before finalizing the design direction.

Scope of Work
Phase 1 — Concept Layout Exploration
Create up to 6 different floor plan combinations/options based on our existing plans.

The redesign may include:
---
Moving portions of the plan toward the front
Rearranging rooms
Repositioning or redesigning stairs
Improving circulation and spatial efficiency
Exploring alternative layouts within structural/site limitations
Important Constraints
Maximum allowed area per floor: 1320 sqft
The design cannot exceed this limit
Existing site boundaries and practical construction considerations must be respected

We are mainly looking for:

Functional layouts
Better space planning
Improved flow and usability
Creative but practical alternatives
Phase 2 — Basic 3D Visualization

From the 6 proposed layout concepts, we will select 3 options for:

Basic 3D modeling/rendering
Simple spatial visualization
Interior/exterior massing feel
Understanding room proportions and circulation

This does NOT need high-end photorealistic rendering.

We only need:

2D floor plans (PDF and CAD)
Clean conceptual 3D views
Enough detail to understand spatial awareness and layout feel
Deliverables
For All 6 Layout Options
Clearly labeled room layouts
Dimensions where necessary
For Selected 3 Options
Basic 3D renders/views
Simple walkthrough perspectives or isometric views preferred
Collaboration Requirements

We may need:

1–3 short collaboration/discussion sessions via Google Meet
Designer should be open to discussing ideas and making iterative refinements

Good communication is very important.

Timeline
Total project timeline: 1–2 weeks maximum
Initial concepts preferred within first few days

Looking for someone with:

Residential architecture/interior planning experience
Strong space planning skills
Experience with concept development
Ability to provide quick iterations
Knowledge of practical residential layouts
