Draft Design Package – Four Dwelling Residential Prototype (750m²+ Sites)
Dear Consultant,
I am seeking a detailed quotation for the preparation of a DA-ready draft design package for a four-dwelling residential development suitable for sites of 750m² and above within NSW.
Before engagement, I require a clear sectional cost breakdown of your services as outlined below.
Please provide pricing against each section individually.
1. Concept Design Stage
Please quote separately for:
• Initial concept floor plans (1+1+2+2 configuration)
• Basic site test fit for a 750m² prototype lot
• Preliminary setback compliance review
• Initial parking layout concept
• Up to two revision rounds
Please confirm:
• What is included in concept revisions?
• How additional revisions are charged?
• Estimated timeframe for concept delivery?
2. Developed Design Stage
Separate costing for:
• Refined floor plans
• Elevations (all sides)
• Sections (minimum two)
• Roof plan
• Internal layout optimisation
• Integration of open-plan living design
• Incorporation of external roller security shutters in a compliant manner
Please confirm:
• Number of revision rounds included
• Whether 3D massing is included or separate
3. DA Documentation Package
Please itemise pricing for:
• Fully dimensioned DA plans
• Site plan with setbacks and levels
• Shadow diagrams (winter solstice)
• Landscape concept plan
• Waste management plan
• GFA / FSR / height calculation tables
• Compliance matrix
• Streetscape elevation
Clarify whether the following are included or excluded:
• BASIX coordination
• NCC/BCA report
• Stormwater concept
• Traffic/parking statement
• Statement of Environmental Effects (SEE)
4. 3D Modelling & Visualisation - (may not be required initially, but would like quote)

• Basic 3D massing model
• 2–4 rendered views
• Streetscape perspective
Confirm whether renders are:
• Photo-realistic or conceptual only
• Suitable for marketing use
• Provided in editable format
5. Compliance & Planning Advisory
If offered, please provide a separate fee for:

• LEP/DCP review summary
• Written compliance table formatted for council submission
• Liaison during DA submission phase
6. Adaptability for Multiple Sites
As this design is intended to be scalable for future 750m²+ sites, please clarify:
• Fee structure for minor site-specific adaptations
