I’m commissioning a full set of schematic designs for a new‐build, modern-style condo development on a Caribbean waterfront site. The scope covers the entire building—from massing and circulation down to how each unit meets the sea view—so I can move confidently into design development and local approvals.
Key elements I need to see resolved are the waterfront deck, a dedicated dock for residents’ boats, and a resort-style pool that ties the whole amenity level together. If you have fresh ideas for complementary features such as a rooftop garden, fitness suite, or other lifestyle touches, feel free to weave them in so long as the modern aesthetic and clean lines remain front-and-center.
Deliverables
• Overall massing diagram and site layout addressing sun, prevailing winds, and coastal setbacks
• Schematic floor plans for lobby, amenities, typical residential levels, and roof
• Conceptual elevations and 3D perspectives illustrating façade language, deck, dock, and pool integration
• A concise materials and finishes palette to communicate the modern theme
• PDF and native files (Revit, AutoCAD, or SketchUp) suitable for onward structural and MEP coordination
I’ll provide the survey, basic program, and any zoning data as soon as we start. I’d like the first draft within two weeks, then one revision round to finalize.
