Modern 3-Storey Office Plans
Budget: $30 – $250 USD
I’m preparing to develop a compact 70 sqm lot into a modern office building with four functional levels (ground floor plus three). To secure permits, attract investors and brief the structural team, I need a full architectural package delivered in both 2D and 3D.
Programme & style
Every floor must follow a clean, contemporary aesthetic. Spatially I’m aiming for an open-plan office layout, with at least one conference room and a set of restrooms on each level. Circulation, vertical core and utilities should be integrated in a way that squeezes the most usable area out of the small footprint without feeling cramped.
Scope of work
The job covers concept through to a presentation-ready set of drawings. I’ll rely on you for massing studies that respect local setbacks, then detailed plans, elevations and sections accurate enough for an engineer. A visually polished 3D model—Revit, SketchUp or similar—and a handful of high-resolution renders will help me communicate the design to stakeholders.
Deliverables
• Dimensioned 2D drawings in DWG + PDF (site plan, floor plans, roof plan, elevations, two key sections)
• Coordinated, editable 3D model with materials applied
• Minimum three exterior and two interior renders that convey the modern style and spatial flow
• Room/area schedule highlighting offices, conference rooms and restrooms per floor

Design must maximise occupiable space, maintain modern lines and clearly show the required programme on each level. I’ll consider the work complete once the drawing set can be handed straight to my local engineer and the renders are presentation-ready.
