Modern Mixed-Use Building Plan
Budget: ₹1,500 – ₹12,500 INR
I’m ready to move quickly on a basic yet well-thought-out architectural layout for a corner plot that measures a little over 5,000 sq ft. The concept is modern throughout and must be build-ready as soon as possible.
Site context
The land sits on a corner with the benefit of two possible vehicular approaches. I would like to keep a clean urban frontage while still squeezing in setback parking and, if your layout skills allow it, a small open garden that softens the street view.
Space programme
• Ground floor – a welcoming reception lobby that feeds directly into a hall of small shops or offices, a modest restaurant space, plus a handful of rentable rooms.
• First floor – guest rooms only; each room should open to a balcony fitted with sliding windows. Rooms must comfortably fit three single beds or a double and single arrangement.
• Second floor – additional guest rooms plus one “1 + 1 BHK” jodi (two-unit) apartment that can be merged when required.
Across all floors I’ll need a core sized for a passenger lift and stairwell.
Design notes
• Modern aesthetic: clean lines, efficient circulation, maximum glazing on street façades.
• Structural grid can be conventional RCC or steel as you prefer; I’m flexible if it helps speed.
• Ventilation and daylight are priorities, especially in the rooms.
• Keep services risers aligned floor-to-floor for economy.
Deliverables I expect
1. Scaled floor plans for all three levels (PDF + source file: AutoCAD or Revit).
2. A roof/terrace plan indicating lift machine room and any garden/green pocket.
3. One front and one side elevation that shows proposed materials.
4. Basic section illustrating floor-to-floor heights and lift placement.
5. Quick 3-D massing or SketchUp model to confirm volumes.
Timeline
I’d like the first draft plan within a week, finalised drawings a week later, so the entire package is wrapped up ASAP.
