Modern Elevated Florida Home Design
Budget: $750 – $1,500 USD
I’m ready to move forward with a 3,000-sq-ft home in Englewood, FL that sits on piles with an enclosed garage at ground level to meet flood-zone regulations. The overall feel I want is a fresh, modern interpretation of classic Old-Florida architecture—wide overhangs, generous porches, plenty of natural light—executed with clean lines and smart space planning. Being able to stamp and PE is preferred
Key points you’ll need to address
• Pile-supported structure with a full drive-through garage below the living level, compliant with local FEMA, wind-load, and flood-plain codes.
• A layout that balances openness and function; think seamless indoor-outdoor living, yet efficient circulation.
• Sustainable materials and energy-saving features integrated from the start (solar-ready roof design, high-performance glazing, low-maintenance cladding, etc.).
• Contemporary exterior that still reads “Old Florida” by echoing historic proportions, roof pitches, and porch treatments.
What I’d like as deliverables
1. Schematic floor plans, elevations, and a 3D massing model so we can lock in the look and feel.
2. Permit-ready construction drawings (architectural) that coordinate with structural and MEP engineers.
3. A concise materials and systems schedule highlighting recommended green products and energy-efficient components.
4. A few high-quality renderings for HOA and community review.
Revit, AutoCAD, or ArchiCAD are all fine—use whatever you’re fastest with, as long as the final files are fully editable. I’ll be available for quick feedback loops throughout the process so we can keep momentum. If this sounds like your kind of coastal design challenge, let’s connect and set a timeline.
