Modern Dual-Bathroom Design Refresh

I’m updating two bathrooms at once and want both to feel consistently modern while staying calm and timeless in a neutral palette. The layout can remain close to what is there now, but every main fixture is being replaced—sink, shower/tub, and toilet—so I need a cohesive plan that ties the new pieces together and makes the best use of each footprint.

What I’m after:
• A clear concept board for each bathroom showcasing materials, finishes, and the overall neutral color story.
• Scaled layout drawings pinpointing the new sink, shower/tub, and toilet positions along with any recommended storage tweaks.
• At least two high-quality 3D renders or visualizations per room that contractors can easily follow.
• A concise fixture and fittings schedule listing model numbers or style references so purchasing is straightforward.

Use whichever professional tools you prefer—SketchUp, Revit, AutoCAD, 3ds Max, or similar—as long as the final files export cleanly to PDF/JPEG for review.

Flag any plumbing or space constraints you spot early so we can solve them before drawings are finalized. I’m excited to see a design that makes both bathrooms feel airy, seamless, and unmistakably modern.
