Modern 2-Bedroom Structural Drawings
Budget: $250 – $750 AUD
I have a small, modern two-bedroom home in mind and now need a complete set of structural and engineering drawings to move from concept to permit. The footprint is modest, and while I already know roughly how I want the rooms to flow, the layout is still only a sketch on paper; it will need professional refinement before we lock it in.
The structure will be wood-framed, so all calculations, connection details, and material specifications should reflect that choice and comply with local residential codes. Once the floor plan is finalized together, I will rely on you to produce:
• Architectural layout refined from my sketch, ready for stamping
• Foundation plan and sections (slab or crawl, to be confirmed)
• Framing plans (walls, floors, roof) with member sizing and fastening details
• Roof design with load calculations
• Electrical, plumbing, and HVAC schematics accurate enough for bidding and permits
• Door, window, and finish schedules
• General notes, legends, and code references
• Final drawing set delivered in PDF for permit submission and DWG (or Revit) for my records
I prefer a clean, modern aesthetic inside and out, so any structural suggestions should leave room for large, energy-efficient windows and an open-plan living/kitchen area. Please indicate the software you will use—AutoCAD, Revit, or similar—and let me know how many revisions you include. A concise milestone outline, from concept confirmation to final stamped package, will help us stay on track.
If you have recent samples of wood-framed homes or experience navigating my region’s permit office, mention that as well—it will make approval smoother for both of us.
