Mixed-Use Change of Use

I own a property that is currently classified as residential, and I’m ready to apply for a change of use so it can operate as a mixed-use building—part private living space, part short-term lets (Airbnb-style).

Here’s what I need from you:

• A clear, planning-ready change-of-use package that satisfies my local authority’s requirements.
• Scaled floor plans and elevations showing the proposed mixed-use layout.
• A concise planning or design statement that explains how the residential and commercial short-stay elements will coexist, addresses potential concerns such as noise, access, refuse, and parking, and demonstrates compliance with relevant policies.
• Advice on any building-regulation implications and a brief schedule of further specialist reports if they’re likely to be required (e.g., fire safety, acoustic study).
• One round of revisions to incorporate feedback before submission.

Please submit existing and proposed floor plans. These should be to scale at 1:50 or 1:100 with key dimensions annotated (width, depth and distance to boundaries if not already annotated on the another plan).
It is a national requirement to provide a Block/Site Plan of the site. The plan must be at a scale of 1:100, 1:200 or 1:500, and include the distance to boundary annotated and needs to show the proposed works which can be hatched/outlined in red.

The site location plan must be accurately scaled and include a scale bar. Two plans have been submitted: one outlines only the building in red, while the other correctly outlines the full site but does not scale properly. As such, a revised, correctly scaled site location plan with a scale bar is required.
