I’m moving a new mixed-use development from the earliest sketches into full design development and I’d like a skilled architect/BIM specialist to work alongside me. Your brief is broad yet focused: take my initial vision, develop fresh, innovative design options, grow them into a coordinated BIM model, and translate that model into both detailed working drawings and high-impact 3D visualizations.

The assignment starts at concept design and runs through design development. You’ll test massing and program layouts, refine façade language, model structural and MEP zones for clash-free coordination, and keep the Revit (or comparable) file clean, well-layered, and share-ready. As the design matures, I’ll need drawing sheets ready for consultant review—plans, sections, elevations, key details—along with photorealistic interior and exterior renders that clearly sell the project to stakeholders.

Deliverables
• Iterative BIM model reflecting concept and design-development milestones
• Coordinated drawing set (plans, sections, elevations, critical details) suitable for consultant hand-off
• 6–10 high-quality still renders plus source files

Acceptance criteria: the model must reach LOD 300, drawing sheets must follow ISO/AIA standards, and all visuals should be at least 4K resolution.
