Mixed-Use Apartment Concept Design

I have a detailed topographic survey of a roadside parcel and need a clear, buildable concept that combines an apartment complex above street-front commercial space. The brief is straightforward: use the topo to shape a practical massing solution that maximises the slope, keeps the commercial frontage truly at road level, and provides efficient residential circulation, parking and amenity decks above.

You are free to push the style—contemporary, timeless, or somewhere between—so long as it meets local code assumptions for setbacks and height. The ground floor must be laid out so it can flex between small retail units and office suites; showing both scenarios will help my feasibility review. Residential levels should target an efficient mix of studio to two-bedroom units with sensible core placement.

Key deliverables (PDF plus native files):
• Concept site plan tied to the provided topo
• Ground-floor plan with retail/office fit-out options
• Typical residential floor plan with unit counts
• Quick massing elevations and one perspective to illustrate street presence
• Basic parking layout (surface or podium, whichever fits best)

Preferred tools are Revit, AutoCAD or SketchUp, but I am open as long as the export is clean. I’d like the first draft within two weeks and the finished concept inside a month so I can present to investors.
