Four-Plex Engineering Blueprint Creation
Budget: $250 – $750 USD
I need a complete set of engineering blueprints for a new four-plex (“engineering four plex fl”). Nothing exists yet, so every sheet will start from a clean slate.
The scope covers:
• Structural engineering
• Plumbing layouts and risers
• HVAC sizing and duct/vent routes
Each discipline must coordinate to meet current Florida codes and typical permitting standards for multi-family residences. I will provide lot dimensions, zoning information, and any municipality checklists as soon as the project begins; everything else, from foundation details to final MEP schedules, is part of this engagement.
Deliverables I expect:
1. PDF and DWG files for all plan, section, and detail sheets, ready for permit submission.
2. A compiled calculations package (structural loads, HVAC heat-loss/gain, fixture counts, etc.).
3. A brief revision window after municipal red-line review.
Please build the drawings in a mainstream CAD platform such as AutoCAD or Revit so future consultants can edit them easily.
• Footprint: Each unit 16′ × 30′ (480 sq. ft.) → 1,920 sq. ft. total
• Construction Type: Stick-built, slab-on-grade
• Framing: 2×6 studs @ 16″ O.C.
• Roof: Truss system with metal roofing
• Exterior: Hardie lap siding over WRB and OSB sheathing
• Windows & Doors: Vinyl impact-rated, insulated for energy compliance
The bedroom in rear 12 x 16, bath, and laundry middle 5 x 13, hallway leading to bath and bedroom 3 x 5, and the kitchen and living 13 x 16
