Design 10-Unit Hotel Blueprint

I am moving ahead with a new-build, 10-unit micro-hotel and I need a complete set of architectural drawings and visualisations that a local contractor can price and ultimately take to permit. There are no zoning constraints on the site, so the design can go straight to maximising functionality and guest comfort. Pole building would work

Concept & look
The brief is an Industrial/Rustic character throughout, inside and out. Think exposed structural elements, warm timber accents and polished-concrete practicality, wrapped in a predominantly steel exterior skin that can weather attractively and keep maintenance low.

Programme
Each of the ten keys is self-contained, but the property will also house a kitchen for buffet breakfast and dinner and a laundry room for guests. No other amenities—such as pool or gym—are required at this stage, so circulation and back-of-house efficiency should drive the plan.

What I need from you
• Scaled floor plans, reflected ceiling plans and sections showing the full layout, service runs and fire egress
• Exterior elevations and a material schedule that highlights the steel cladding treatment
• Structural framing plans suitable for a steel system
• MEP schematics adequate for pricing (plumbing must reflect heavy laundry use)
• High-quality 3D renders or a walkthrough to illustrate the industrial/rustic feel and aid investor presentations
• A concise code compliance summary for the local authority’s building department

Preferred tools are Revit or ArchiCAD for the BIM model and AutoCAD or equivalent DWG for 2D sheets; deliver everything in native format plus PDF sets.

Timeline is flexible but I would like to review a schematic package within four weeks of award, with the full construction set following two weeks after feedback.
