Our 16,000 sq ft headquarters is an empty shell that must be transformed into a highly functional, modern workplace. Every zone—executive and open-plan offices, meeting rooms, common areas, café, meeting pods, game room and toilets—needs a cohesive layout that balances day-to-day practicality with a crisp, contemporary aesthetic.
Scope of work
I need complete schematic and construction-ready documentation:
• Space-planning concepts that illustrate circulation flow, headcount and adjacency logic.
• Full CAD drawing package (AutoCAD/Revit) with dimensions, elevations and furniture layouts.
• Coordinated fire-safety plans, power/data layouts, lighting, and HVAC ducting to meet local codes.
• Furniture, fixture and equipment schedules with manufacturer specs and finish samples.
3D Rendered views
• Material take-offs precise enough for tender.
Functionality is the top design driver. Every choice—from acoustic partitions in meeting pods to ergonomic furniture in open areas—has to support productivity, effortless maintenance and future growth.
Acceptance criteria
1. Signed-off concept layout within two iterations.
2. Complete coordinated drawing set ready for permitting.
3. Bill of quantities and finish boards that match approved samples.
4. All files delivered in native CAD and PDF formats.
Experienced commercial designers who can demonstrate similar large-scale tech offices will fit best. Strong knowledge of building codes, fire safety and MEP integration is essential; LEED-conscious material selection is a plus but not mandatory.
