Construction-Ready Residential Architectural Drawings

I’m ready to move from concept to permits for my new home and need a skilled architectural drafter or architect to translate my sketches and notes into fully construction-ready documentation.

Scope
The focus is strictly architectural drawings—no structural or MEP work at this stage. I need a complete set suitable for council submission and for builders to quote from.

Deliverables
• Floor plans and elevations, laid out to scale with room labels and dimensions
• Building sections and key construction details (roof, wall, footing, stair, etc.) that satisfy local code requirements
• Window and door schedules showing sizes, types, head heights, and hardware notes
• Title sheet, drawing index, general notes, and legend for clarity
• Final files in both PDF (A1/A3 sheets) and a modifiable CAD format (DWG or Revit)

Key Points
• Drawings must reflect Australian standards and the NCC.
• I’ll provide site survey, basic sketches, material preferences, and any council overlays once we start.
• Expect two rounds of coordinated revisions so the set is truly “issue for construction.”
