Concrete Shell Structural & MEP Design
Budget: $3,000 – $5,000 USD
I’m moving a 20,000 sq ft concrete shell building from concept into full construction documents and need a seasoned engineer who can take care of both the structural package and all core MEP services.
Structure
The frame is entirely concrete. I’ll provide the architectural floor plan and load requirements; you’ll return stamped calculations, framing details, foundation design, and any connection schedules necessary for permit submittal.
Core MEP for the Shell
HVAC, plumbing, and electrical drawings must be fully coordinated with the structural set. Sizing, routing, and schedules should be ready for contractors to price immediately, and all work should comply with the latest local code editions.
Unit-by-Unit Add-Ons
Each tenant space requires its own sheet set showing the lighting layout plus power outlets and switches, tied back to the main electrical service you design for the shell. Keeping these on separate drawings will let me roll them out as tenants sign.
Deliverables
• Signed structural calculations and plans (PDF + CAD/Revit)
• Coordinated HVAC, plumbing, and electrical drawings for the shell
• Individual unit sheets for lighting and power
• One round of revisions after plan review comments
